What the developer left behind
Glenrothes is a new town, built from the late 1940s onwards and added to steadily since, so almost all of its housing was laid out by a developer rather than growing up piecemeal. That produces entrances which are straightforward in one respect and complicated in another.
Straightforward because the openings are square, the piers are sound and the ground is firm — none of the surprises an older property throws up. Complicated because two things were decided long before you moved in, and neither is visible from the driveway.
The first is whether ducting was laid to the boundary for power. Many developers did not, and without it the cable run means trenching across the driveway. The second is whether your title carries real burdens on boundary treatments, created by a deed of conditions under the Title Conditions (Scotland) Act 2003. Some prohibit gates outright, some require a factor's written consent, some specify materials or heights. Both are worth checking before you order rather than after, and both take minutes.
