Riverside ground behaves differently

An above-ground ram or arm is less discreet and considerably more reliable, which on a waterside property is the trade worth making.

Can I have underground gate motors here?
Sometimes, but it needs assessing rather than assuming. What the developer decided before you moved in
Hethersett has grown substantially, and a large share of its housing now sits on developments built in the last fifteen years. That produces entrances which are straightforward in one respect and complicated in another.
Straightforward because the openings are square, the piers are sound and the ground is firm — none of the surprises an older property throws up. Complicated because two things were decided long before you moved in, and neither is visible from the driveway.
The first is whether ducting was laid to the boundary for power. Many developers did not, and without it the cable run means trenching across the driveway, which is a meaningful part of the cost. The second is whether your deeds carry restrictive covenants governing boundary treatments. Some prohibit gates outright, some require the management company's written consent, some specify permitted heights or materials — and they sit entirely separately from planning permission, so you can be well within permitted development and still in breach. Both checks take minutes and both are far better done before an order is placed.
