Narrow streets and a working harbour
Wells is a working harbour town with a street pattern to match. The lanes running back from the quay are narrow, many properties open more or less directly onto the road, and there is frequently very little depth between a boundary and the front of the house. That creates a constraint people meet late if nobody raises it early.
A gate must not swing outward over a public road or footway, whatever the traffic on it. On a frontage with no depth to open inward, that rules out a swing gate entirely, and the options become a sliding gate travelling parallel to the boundary or rising bollards, which need no clearance in any direction and are also far easier to get approved on a protected street.
Much of the town centre is a conservation area, and this stretch of coast falls within the Norfolk Coast National Landscape, so design is looked at more closely than inland. Add salt air, which corrodes untreated steel and works into any control enclosure that is not properly sealed, and the specification conversation here is a longer one than usual. It is also why a price given without seeing the entrance is worth very little.

Can my gate open outward onto the road?
No. A gate must not swing over a public road or footway, which includes the pavement, however quiet the lane. On the narrow streets around the quay there is often no depth to open inward either, which points toward a sliding gate or rising bollards.
What if there is no room for a gate at all?
Rising bollards are the answer worth exploring. They need no clearance in any direction, sit flush with the ground when lowered, and change the appearance of a frontage far less than a permanent structure — which also makes them easier to get approved in a conservation area.
Will a gate this close to the sea corrode?
It will if it is not specified for the setting. Salt-laden air attacks untreated steel and finds any weakness in a control box. Hot-dip galvanising before powder coating, stainless fixings and sealed enclosures make the difference, and composite and aluminium do not corrode at all.
Do I need consent for a gate in Wells?
