King's Lynn sits about thirty-five miles from our fabricator's base in Boston — closer than several Lincolnshire towns he covers regularly, and a straightforward run around the Wash. If you have struggled to find someone willing to travel out here, it is worth asking.

The town itself is one of the best preserved historic ports in England. The merchant houses along King Street and Queen Street, the Tuesday Market Place and the streets around the Saturday Market carry an exceptional concentration of listed buildings, and much of the centre is a conservation area. Anything altering a frontage there needs consent regardless of gate height, and design matters — an open design in painted metal, proportioned to the existing boundary, sits far better against that brick than a solid panel and is considerably more likely to be approved.

Beyond the centre it changes entirely. The villages out towards Castle Rising, Grimston, West Winch and the Nar valley have larger properties on generous plots with none of those constraints, and the newer development south of the town is straightforward. Both are covered, and which applies is established at survey rather than assumed from a postcode.
